An exciting expansion at Yale New Haven Health focuses on the needs of a unique and often overlooked demographic – teenage cancer patients. The new center is the resulting collaboration between a charity started by the rock band The Who named Teen Cancer America and Lauren Telesz, a cancer survivor whose passion raised a majority of the project’s funding. At its core, the Teen Center is a place for hospital-bound teens and young adults to go to do what people that age want to do… socialize, explore, imagine, and grow.

BAM-Grand-Street-Project-Scope

The work is for renovations to the building located as noted herein. The basic services consist of converting the former social enterprise café space into a Best Buy Teen Tech Center. The space is approximately 2,500 SF. We understand that there is a critical opening date of June 30, 2021. The scope of work will include:

Development of a Schematic Design based on the ‘Draft Conceptual Layout’ (Appendix B) and Best Buy Teen Tech Center Design Kit (Appendix C).

Development of floor plans, elevations, sections, wall details, interior elevations, special treatments, finishes and specifications.

Preparation of detailed cost summary and construction timeline.

Prepare Furniture, Fixtures, and Equipment plans and pricing estimates.

Development of bid documents and DOB plans for submission including expeditor fees (if necessary). Considering the project budget, we recommend limiting the scope of work to avoid requiring Department of Building permits and expeditor fees. Permitting and Expediting fees are provided as Alternate Scope, if they potentially are needed for the project.

The Budget, Design Considerations, & GSS’ Vision will be the top priorities of the project.

  • Security will be a significant portion of the design considerations.
  • The design will incorporate and maintain the existing plant wall, Carla Torres’ mural, and a GSS identity.
  • The Kitchen and other basic building infrastructure must remain intact.
  • The daytime food pantry needs will be maintained with the proposed multifunctional reconfiguration.
  • Two restroom configurations will remain. The design team will investigate whether they are currently compliant to be ADA Accessible or whether modifications are needed.

The CBS Sports project shown below is one other example of how branding and graphic imagery can be dramatically incorporated into an environment.

BAM-CBS-Project-Scope

Project Scope

The scope of work includes consolidation of Finance and Legal Departments to 513 57th Street 5th Floor, totaling to approximately 16,825 USF. See ‘Basic Services’ in the downloadable Proposal for Programming and Design Services descriptions. Our understanding of the project goals are as follows:

  1. Identify various end-user types by space utilization and their percentages of In-Person vs Remote Working.
  2. Space types will be a combination of workstations, private offices, and shared offices.
  3. Smaller groups will be consolidated into an “Agile” workspace environment, which will provide a combination of end-users working remotely and other end users working a “hybrid” of in-person and remote working, during a typical work week.
  4. A workspace “reservation system” will be used through a software solution.
  5. Confirming that there is adequate workspace and conference support space for end-users to work effectively and comfortably will be a key component of the project.
  6. This design effort is to assist ViacomCBS in determining a project schedule and construction budget.

Creating spaces that cultivate VIACOMCBS’s core strength in exceptional content delivery and that convey a cohesive brand has been a primary focus for all projects.


COVID
Project Adjustments

Through a tailored project website and working closely with the HR team, BAM assisted the client in easing the employee transition from individual offices to open workstations before and during the pandemic. When the pandemic became widespread during the construction, BAM quickly adjusted the design to accommodate COVID-19 safety. Changes included wide, open public spaces, and placing desks appropriate distance apart and facing away from each other. Glass partitions throughout the workstations are unique design details that offer an extra layer of COVID-19 protection.

Media Design

Media design is dynamic for common areas or transient spaces. An interactive component can be added to enhance the residents’ experience. Media design brings an immersive environment and is an immediate differentiator for residents and potential donors. Content is editable and can be kept current. Potential donor walls can be expanded as needed.

Shown here are 5 different placeholder scenes to reflect the surface area extent of a potential digital wall. Content will be developed once the design process is approved. Digital scenes and information graphics can be changed with the time of day, season, or special occasions. Donor walls can be animated and made lively. If desired, the imagery in the space can be responsive to resident movement or interaction.

A section view through the central stair is at the heart of the building. Multistory dynamic media wall brings cohesion across all floors.
